Salt Air and Your Air Conditioner

How bay air wears out an outdoor unit.

Updated October 27, 2026

Belford, Leonardo, Port Monmouth, North Middletown and East Keansburg all sit along Raritan Bay, and the salty air that comes off the water shortens the life of an outdoor AC unit. To have a bayside unit checked, call (732) 858-0915.

Corroded coils often show up first as a slow refrigerant leak.

What salt does to the equipment

The outdoor coil is copper tubing threaded through thin aluminum fins. Salt settles on those fins as a fine film, pulls moisture out of the humid air and starts a slow corrosion where the two metals touch. Over a few summers the fins turn white and chalky, then flake away. With fewer fins the coil sheds less heat, and pinhole leaks start in the tubing.

  • White powder or crust on the coil fins
  • Fins that crumble when brushed with a finger
  • Rust on screws, the cabinet base and the disconnect box
  • Green corrosion on copper connections and wire terminals
  • A system that loses refrigerant every season

How to slow it down

  • Rinse the coil with fresh water from a garden hose each spring and again in late summer, with the power off
  • Rinse again after a nor'easter or a storm that drives spray inland
  • Keep shrubs trimmed back so air can move and the coil can dry
  • Ask for a coil coating or a coastal-rated unit when it is time to replace
  • Have the contractor check electrical connections at every tune-up

Picking a unit for a bayshore house

When a bayside unit fails, ask the contractor about coastal options before picking a model. Some manufacturers sell coils with a factory coating, and some contractors apply a coating after install. A unit on the side of the house away from the water, or behind a fence or hedge that catches spray, will also last longer. If the lot is in a flood zone, raise it while you are at it.

Questions about Salt air and your AC in Middletown

How far from the bay does salt reach?
It depends on wind and storms, but the worst wear shows up on units within a few blocks of the water. Units farther inland still benefit from a yearly rinse.
Can I use a coil cleaner from the hardware store?
Plain water does most of the work. Some store cleaners are harsh on aluminum, so read the label or leave chemical cleaning to the contractor.
